It's no secret. Staging is an essential step during the process of selling a significant property. High-end furnishings and tasteful decor can significantly enhance the look and feel of a luxury property, attracting potential buyers and allowing them to envision themselves living in the space. One of our favorite designers is Meridith Baer Home, the premier home staging company in the nation. With offices in Los Angeles, San Francisco, New York, Hamptons, and Miami, they offer staging, interior design, luxury furniture leasing, and instant home services from the West Coast to the East Coast, and everywhere in between. The Meridith Baer Home team recently completed a staging project in a gorgeous modern condominium in Boca's Sabal Ridge. We caught up with Brianna Smith, the head of design of Meridith Baer Home in Florida, to learn more about the project and the art of luxury staging as a whole.

Staging an Ultraluxury Condominium in Boca Raton

Utilizing their most elegant furnishings, the Meridith Baer Home team eloquently styled this luxury condominium listed by Scot Karp for $2.5 million. They incorporated a thoughtful layer of pillows, throws, florals, and abstract art, providing accents of soft, welcoming color. The goal was to make the condo look not just staged — but lived in and loved.   750 South Ocean Boulevard 6-N Boca Raton, FL 33432 750 South Ocean Boulevard 6-N Boca Raton, FL 33432 750 South Ocean Boulevard 6-N Boca Raton, FL 33432 750 South Ocean Boulevard 6-N Boca Raton, FL 33432 750 South Ocean Boulevard 6-N Boca Raton, FL 33432   PEP: What was the overall vision of this project? MBH: Our overall vision was to emphasize the unit's stunning coastal views and highlight the renovations that the sellers underwent prior to listing the property with Premier. A great deal of work was done to make the unit more fresh and contemporary, and it was important for our staging to be in the same vein aesthetically.    PEP: Do you have a favorite piece of furniture/decor or a specific area? MBH: I love the artwork in the living room, which is an original piece by Lynn Hanson, a close friend of Meridith's. Lynn does phenomenal work, and I love that this piece ties in seamlessly with the water outside and brings depth and contrast to the room.    PEP: How would you describe the style of the end result? MBH: The end result is a "comfortable contemporary" aesthetic. The unit features clean lines and neutral finishes, and while the furniture does as well, the use of shades of blue with white linen upholstery softens the feel of the home, making it feel approachable and soothing while remaining contemporary and up-to-date.    PEP: What is your favorite part of the staging process? MBH: My favorite part of the staging process is the flexibility that our vast inventory allows to tailor the furniture, artwork, and accessories to any space. Each home that we stage is different, and I love being able to address each home's needs to ensure that the spaces present to buyers in their best light.

Tips for Staging Luxury Properties From Meridith Baer Home

  1. Start with a neutral palette.
We utilize a large amount of white, cream, and grey upholstery, then add pops of color and personality through artwork, pillows, throws, and accessories.
  1. Bring in greenery.
Meridith once told me that she likes to have something green and living in every room. Flowers, trees or green moss provide contrast and a more organic feel to any space.
  1. Depersonalize.
This is probably the hardest message to deliver to staging clients but is one of the most vital steps in preparing a home for market. It's important to remove as many personal photos and other personalized items from the home prior to staging. Buyers want to be able to envision themselves in the home, and it's difficult to do so when a seller's photos and personal effects remain.

This breathtaking estate is poised directly along the Atlantic sugar sands stretching to the tranquil Intracoastal Waterway on Manalapan's coveted stretch of barrier island coastline. The ocean-to-Intracoastal paradise was completed in 2012 after a meticulous design and construction process. It was designed by Affiniti Architects and constructed by Mark Timothy Luxury Homes, and features finishes and furnishings by Marc-Michaels Interior Design. Visitors approach 700 South Ocean via a long drive winding across the well-manicured lawn, passing a state-of-the-art basketball court, and finally arriving at a regal fountained courtyard. This tropical Georgian-inspired residence is a sight to behold, with a romantic balcony overhead, palm trees framing the double-door entry, and a four-bay garage. Once inside, the soaring foyer features a dramatic, curvaceous staircase, soft-toned checkerboard marble flooring, and a chandelier hanging overhead. Indoor/outdoor living is a consistent theme in this expansive property, exemplified by the immediate ocean views visible from the entryway framed by columns as you peer beyond the living room. In fact, the serene ocean waters can be seen from nearly every vantage point of the estate. This is something the team at Marc-Michaels was cognizant of as they created a beautiful "Coastal Traditional" feel in the space, incorporating outdoor elements in the interior. Plus, the endless natural views and overall layout of the home encourages the indoor/outdoor flow. 700 South Ocean Boulevard, Manalapan, FL 33462 700 South Ocean Boulevard, Manalapan, FL 33462 700 South Ocean Boulevard, Manalapan, FL 33462 The process of designing this home lasted approximately two years. In the initial phase, the Marc-Michaels team had several meetings with the client and builder to better understand their vision for the home. They then met together as a design team to go room by room and program each space in the home. The designers and interior detailers worked together to pull finishes, furnishings, and draw elevations, ceiling, and floors to present together to the client. Once the client approved everything, the builders moved forward with constructing the home, keeping the designers and detailers informed of the progress. The detailers and designers even had a chance to visit the property throughout the building process. Once the home was finished, the designers were able to work their magic, installing all furnishings, accessories, and art. We admire the high-style and cohesive look the Marc-Michaels team created throughout this residence. All design elements come together in picture-perfect harmony, and all features function together with effortless ease. Over the years, the Marc-Michaels team has recognized the power of staging, particularly in the high-end real estate space. "The more inviting and complete the spaces feel, the more likely a potential buyer is to envision themselves living in the house," said Tara Kaufmann, Director of Interior Detailing with Marc-Michaels. And they have created both an inviting and complete feel in this property. 700 South Ocean Boulevard, Manalapan, FL 33462 700 South Ocean Boulevard, Manalapan, FL 33462 700 South Ocean Boulevard, Manalapan, FL 33462 One of the more notable areas of the estate is the living area opening to the outdoor space. Comfortably inviting with a beamed ceiling and white-washed oak floor, the open family room has a coral-backed media space between see-through windowed display cabinets and joins to the main oceanfront lanai. The use of coral, shells, and coastal-themed prints highlights the home's tropical feel. The design elements are simultaneously neutral and bold, masculine and feminine, and classic and whimsical. Designed as an extension of the family room, the air-conditioned, glass-enclosed lanai features coral-stone walls, a beamed ceiling, a fire-pit, a summer kitchen/bar, and a cabana bath. These two separate rooms manage to feel connected and coherent, creating an effortless flow through the use of glass and consistent design themes. "The house has an exceptional indoor/outdoor living space," Kaufmann said. "The entire family room feels as if it could be outdoor space thanks to the pocketing glass doors and the glass display cases on either side of the TV." 700 South Ocean Boulevard, Manalapan, FL 33462 700 South Ocean Boulevard, Manalapan, FL 33462 700 South Ocean Boulevard, Manalapan, FL 33462 The Marc-Michaels team working on this particular project included a mix of designers and interior detailers, including Kathryn Dunagan, Rachel Ortiz, Tara Kaufmann, Jeff Strasser and Shannon Callahan. Founded in Winter Park in 1985 as a partnership between S. Marc Thee and Michael J. Abbott, Marc-Michaels is an international interior design firm with approximately 70 industry professionals. Their philosophy, "The difference is in the details," reflects their meticulous attention to detail and commitment to excellent customer service. Marble is an age-old building material that has stood the test of time over centuries of architecture, art and interior design. It has been considered an exquisite sculptural material since classical times, as it is easy to carve yet resistant to shattering. Additionally, the low index of refraction of calcite allows light to penetrate the surface, resulting in a waxy look that gives life to a sculpture. Why Marble Has Stood the Test of Time The material is so highly regarded that entire buildings are often made with it, including the Taj Majal in India. The Greeks built a number of monumental marble structures, such as the Parthenon, the Theseum, the Temple of Zeus and the Temple of Artemis, which was the first of the grand structures to be made of marble. The Greeks were also the first to bring marble into the home, as baths and pools were often lined with this stunning and durable material. Why is marble so common in interiors — particularly countertops — all around the world? Let's explore just a handful of the reasons marble has stood the test of time. Why Marble Has Stood the Test of Time

Lots of Character

Each cut of marble is unique. Selecting a piece is like choosing an original work of art while envisioning its placement in your space. You must understand where the veining will be located in your countertop and figure out how different pieces might come together. This is exciting! The slab of marble in your home is unlike any other in the world, and you have the opportunity to create your own personal masterpiece. While white is undeniably the most common color of marble, there are actually hundreds of varieties that come in a plethora of colors, including taupe, green, gold, red and black. However, white is considered the easiest to maintain, which may be surprising. More on that later... Why Marble Has Stood the Test of Time

Bright and Cheerful

If you select white marble for your countertop or backsplash, you are adding a significant amount of cheerfulness and light to your space. Hardly any natural material is as white as marble, and the organic look brings a sense of nature indoors. Natural and artificial light alike will bounce off the surface, illuminating the room in a pleasant way. Why Marble Has Stood the Test of Time

Sturdy Yet Soft to the Touch

Marble is both durable and fragile. It is a metamorphic stone formed when sediment crystallizes under great heat or pressure to form hard rock. Marble is not the hardest of natural stones, which means it is softer to the touch and more porous, which makes it susceptible to staining and etching. However, this soft feeling is often preferable, as many appreciate the way marble feels to the touch. Why Marble Has Stood the Test of Time

Easy to Maintain

Despite popular opinion, marble cleaning is a simple task, whether you are cleaning off the surface or working out a stain. For quick cleaning, you can spread warm water and dish soap (nothing with acid or lemon juice!) over the counter, and for stains, mix baking soda and water in a paste and leave it overnight. However, marble is often labeled as finicky and weak, as stains and etching can occur over time. You can avoid this by making sure to seal the marble right away. Additionally, you can choose the more low-maintenance of the two finishes. A honed finish creates a more soft, matte look, which disguises scratches and etching. A polished finish provides a shiny look that won't stain as easily but will show scratches and etching more clearly. It depends on the look and level of maintenance you want to dedicate, but a honed finish will be more durable in the long run. Why Marble Has Stood the Test of Time

Long-Lasting

Marble has the capacity to last for several years in a high-traffic space. It can withstand years of wear and tear, but may capture a few small marks, such as etches, if you're not careful. Etches are the dull spots formed when acid reacts with the carbon carbonate makeup of marble. You may see these subtle marks at restaurants, bars and a home with a well-used marble countertop. Any splash of lemon juice, vinegar, tomato sauce or other acidic items might leave an etching on marble. Note that this is not a stain, but rather more of a scratch or a dulling to the material. Again, choosing a honed finish will help disguise these marks, as they have already been dulled and naturally etched, as opposed to the pristine polished marble finish. Perfect for Active Kitchens

Marble countertops are perfect for those who spend a lot of time in the kitchen, as the material is forgiving and durable. As long as you are not using the surface as a cutting board or letting harmful materials soak into the marble, you can safely keep your countertop from distress. Many use the clean and cold surface of marble to roll dough and prepare cookies or other baked goods. Additionally, marble is resistant to scorching from hot items placed on the surface. Why Marble Has Stood the Test of Time

Absolutely Breathtaking

In addition to the practical reasons for incorporating marble, you cannot deny the breathtaking quality of this organic material and its ability to add an extra dose of class and esteem. Overall, marble is a beauty to behold, and its classic and luxurious style adds elegance to any space. As mentioned, the unique veining in each cut is reminiscent of a work of art. Whether you are choosing marble for a countertop or backsplash, lining an entire wall with marble, or acquiring a stunning marble statue, you will be pleased with this gorgeous and timeless material.
