Smart Home Features

When a buyer is purchasing luxury real estate as an investment, vacation destination, or second home, they want to make sure that their investment is protected. The most popular smart home features, like security, lighting control, smart thermostats, and smart locks can make it easier to keep your property safe. Our Estate Agents know the smart home features buyers want, and we've got the expert tips on smart devices to consider for your luxury home.

5 Smart Home Features for Your Luxury Home

  1. Smart Security System for Home Safety
If you're looking for a leg up when competing with other high-end Boca Raton luxury homes for sale, then a smart security system is the perfect place to start. A smart security system allows you to keep an eye on the home from anywhere, with window sensors, door sensors, cameras, and motion detectors that cover every inch of the home. There are a wide variety of smart security systems available, including some that integrate many of the other smart systems we'll cover on the list. You can also consider additional security systems, like smart locks where your smartphone doubles as your key.

  2. Make Climate Control a Breeze with a Smart Thermostat
Whether you're managing an investment, keeping an eye on your second home, or want your current home to be the right temperature, a smart thermostat is key. Smart thermostats allow you to control the temperature of your home from anywhere. The best models can even learn your daily schedule so that the home is always the right temperature.

  3. Smart Lighting for Security and Convenience
We all know that a home that looks occupied is a less appealing target for would-be thieves. Keeping the lights on is the easiest way to make an empty home look occupied. Smart lighting adds an extra layer of security to the property, allowing you to control lighting from anywhere and make the home appear occupied when nobody's there. Make your first home look occupied even when you're out of town, or keep investment properties safe, secure, and well-lit from a distance.

  4. Simplify Cooking and Kitchen Maintenance with Smart Appliances
While smart home tools related to security tend to rank near the top of the list for buyers, smart devices that make life more enjoyable around the home rank a close second. Smart appliances are a great place to start because every buyer wants an attractive, efficient, luxurious kitchen. Smart appliances provide online connectivity, make it easier to keep up with maintenance, handle key tasks automatically, and often use less energy. If you're looking for a smart device that will enhance the appeal of your kitchen, then a smart fridge is often the perfect place to start.

  5. Smart Entertainment Devices Attract Younger Buyers
While not a necessity, stereo systems can be the icing on the cake for attracting younger buyers interested in luxury homes. These devices make it easier to enjoy leisure time, thanks to extensive streaming options and online connectivity.

Whether you're buying or selling high-end real estate, our experienced team has the knowledge and resources to help you close the deal. Contact us to sell or buy Boca Raton luxury homes for sale.

Florida is nicknamed the Sunshine State for a reason. The ever-present sunshine and warmer temperatures makes the state as a whole an exceptional place to call home. South Florida is particularly pleasant, as we enjoy both beautiful weather and convenient water access to both the vast Atlantic Ocean and the Intracoastal Waterway.

The weather in South Florida is frankly, unbeatable. According to National Weather Service standards, most days in South Florida are considered "mostly sunny," which means most days have between 25 to 50 percent cloud cover — or less.

Many move to the area to get an extra dose of sunshine all year long, as South Florida is the only part of the continental US with a tropical climate. The area maintains relatively moderate temperatures all year long, with an average annual high of 83.3°F, an average annual low of 67.8°F, and an overall average annual temperature of 75.55°F. The temperature rarely dips below 47°F or extends above 92°F, avoiding discomfort on either end of the spectrum. Plus, the ever-present sunshine completes the picture-perfect setting for both residents and visitors of South Florida.

And believe it or not, some of the most pleasant months to be in South Florida (Fort Lauderdale, specifically) extend between mid-November and early May, according to the tourism score from WeatherSpark. This score is determined by evaluating clear, rainless days with perceived temperatures between 65°F and 80°F. And for hot-weather activities, the best time to be in the area is between late March and late May and mid-October through mid-November, when temperatures can range between 75°F and 90°F.

When much of the country is gearing up for rain, snow and freezing temperatures as we enter fall and winter, we are enjoying moderate temperatures, cheerful sunshine and ideal conditions for golfing, dining al fresco or lounging at the pool.

It's no wonder so many are considering a move to South Florida. Other factors drawing people to the area include favorable tax laws, beach and Intracoastal access, the resort-like atmosphere, and more desirable features found only in South Florida.

Not to mention, the region is home to some of the most impressive properties in the world. Explore our unrivaled $1.14 billion estate portfolio to survey some of the finest homes for sale in South Florida.

Just take one look at the properties in South Florida and it is not surprising that some of the country's most affluent individuals reside here. In fact, the region is home to two of the country's 10 wealthiest zip codes in the United States — one of which we are very familiar with here at Premier Estate Properties. And even more noteworthy, these zip codes land at the number one and number four spots on the list.

According to a Bloomberg report analyzing 2016 Internal Revenue Service data, the number one wealthiest zip code in the country is 33109, a private island just off the coast of Miami called Fisher Island. The average adjusted gross income for Fisher Island is $2,212,500, which is nearly $1 million higher than that of the second-place zip code (94027) in Silicon Valley.

The fourth-wealthiest zip code is 33480, which encompasses all of Palm Beach. The average adjusted gross income in Palm Beach is $1,064,800 (according to the 2019 Bloomberg Ultimate Zip Codes list). This year, Palm Beach swapped places with a zip code in Palo Alto, California, which had been at the number four spot in 2018.

The rankings were established based on the average adjusted gross income of each zip code. Bloomberg only evaluated zip codes with at least 200 tax returns, as of the 2016 filing season, with at least 500 housing units per latest census survey. More than 22,000 zip codes met the criteria to be ranked for this report.

South Florida is in the midst of a luxury home boom, largely due to tax law implications experienced throughout the country — specifically in the Northeast. Boasting no state income tax, Florida has become a refuge for wealthy Northeasterners fleeing tax laws negatively affecting their cost of living. The Tax Cuts and Jobs Act passed in December 2017 sharply curtailed a taxpayer's ability to deduct taxes from their federal returns with a $10,000 cap on city and state deductibility.

Who the Tax Law Affects

Luxury Home Sales in South Florida Rising As Affluent Buyers Seek Tax Relief The tax law was met with criticism across the country, but citizens are affected in different ways, based on varying state tax laws. The law has been especially damaging to those living in New Jersey, Maryland, New York, Connecticut, and West Virginia — where state income taxes can reach as high as 8.97 percent. These northeastern states are the last five on the list of WalletHub's list of which states benefit the most from the changes to the federal tax law. But where did Florida lie on the chart? The Sunshine State rests at a reasonable spot at number 21. And for the "high-income families" ranking, Florida is at number 9 and New Jersey and New York are at 49 and 50, respectively. For high-income earners, tax law implications are that much more significant.

Surge in Luxury Home Prices

Luxury Home Sales in South Florida Rising As Affluent Buyers Seek Tax Relief This migration has fueled a surge in prices for luxury homes in Florida, which jumped 16 percent in the second quarter of 2018 compared to 2017. Prices will continue to rise with the increase in demand, which in turn increases the urgency for affluent buyers to act fast. South Florida is attracting real estate gurus, successful entrepreneurs, wealthy retirees, big-name CEOs, and other affluent individuals. In fact, some are considering relocating their businesses to the area if tax benefits prove to be long-term.

Foreign Buyers

Luxury Home Sales in South Florida Rising As Affluent Buyers Seek Tax Relief The Miami Association of Realtors reported that New York City residents ranked first among all cities searching for properties in the area. Foreign buyers are also playing an important role in the area's luxury home boom, especially in Broward County. In fact, according to the Miami Realtors Association International Real Estate Report, foreign buyers are responsible for more than 32 percent of all Broward County condominium purchases. Instability in Latin American countries like Argentina, Brazil, Colombia, and Venezuela, have increased demand in South Florida.

The secret's out! South Florida has experienced consistent growth over the years. By how much, exactly? In 2016, the Miami-Dade/Broward/Palm Beach metropolitan area became the eighth-most populated in the nation, surpassing the six million mark for the first time. The region now has an estimated population of 6,158,824 and is continuously rising year after year. Why exactly are so many new residents finding their way to South Florida? And what makes people so convinced to stay once they're here? After all, the region is home to some of the most wealthy, prominent and influential figures — including international royalty. Take a look at some of the many reasons why so many are moving to this gorgeous, tropical, vibrant and resort-like region in Florida.

Beautiful Weather

Moving to South Florida

This property is for sale here.

The weather in South Florida is frankly, unbeatable. The ever-present sunshine completes the picture-perfect setting for both residents and visitors of South Florida. In fact, most days in South Florida are considered "mostly sunny" by National Weather Service standards.

Sugar Sand Beaches

Moving to South Florida The idyllic coastline of South Florida has and always will be one of the region's most prized features. The alluring beaches offer miles and miles of warm sugar sand with refreshing ocean waves lapping ashore. This is the perfect destination for both residents and visitors — whether they prefer sunbathing, wading in the water, snorkeling, boating, parasailing and more. Thanks to the Intracoastal Waterway weaving throughout all of South Florida's coastal cities, yachters can easily access the ocean for a quick cruise — or even a sailing trip to the Bahamas.

Resort-Like Atmosphere

Moving to South Florida Forget booking an international trip to experience the finer things in life and imagine basking in a resort-like atmosphere all year long, with leisure sports, palm trees, ocean views, world-class shopping, airy cafe patios, sunshine, beautiful pools and more. That's what living in South Florida is like. Residents experience a resort-like lifestyle all year long and can access the above-mentioned amenities whenever they please.

Tax Laws

Moving to South Florida On a more practical note, many new residents in South Florida have relocated from other cities as a result of tax laws negatively affecting other cities, especially New York. In fact, New York was number 49 among the 50 states and the District of Columbia on WalletHub's list of which states benefit the most from the changes to the federal tax law that took effect last year. And Florida rests at a reasonable spot at number 21. For high-income earners, tax law implications are that much more significant. This migration has fueled a surge in prices for luxury homes in Florida, which jumped 16 percent in the second quarter compared to 2017. Prices will continue to rise with the increase in demand, which in turn increases the urgency for affluent buyers to act fast.

Vibrant Arts Culture

Appreciation for and support of the arts is quite strong in South Florida. Residents are passionate about celebrating art on both a local and global scale by visiting local art galleries, attending performing arts shows, participating in art auctions and fundraisers, and more. Major museums like the Boca Raton Museum of Art, the Vero Beach Museum of Art and the NSU Art Museum Fort Lauderdale act as pillars for the art community in the region, hosting permanent and rotating exhibits, special events and more.

Boca Raton hosts some of the most prestigious and high-end communities in the area, including Royal Palm Yacht & Country Club, The Sanctuary, Por La Mar, Le Lac and more.

The sparkling Intracoastal Waterway is a unique and endearing feature of this region, playing a major role in the picturesque landscape. This 3,000-mile waterway allows convenient water access for yachts, creates a beautiful backdrop for estates in its path, and offers calmer waters for smaller boats to maneuver. The Intracoastal features several smaller canals, providing more waterfront frontage for properties and plenty of dockage for yachts and boats of all sizes. Fort Lauderdale has even been nicknamed the "Venice of America" in reference to the number of waterways weaving throughout the city.

Dining + Nightlife

Moving to South Florida The dining scene in South Florida is quite exquisite, with a heavy focus on fresh seafood sourced from the Atlantic. Plus, the area boasts an array of ethnic restaurants, and the collective palate of South Florida is open-minded to global flavors and traditions. In fact, South Florida is the only region in the state of Florida where ethnic foods are just as popular as American cuisine.
