It's no secret. Staging is an essential step during the process of selling a significant property. High-end furnishings and tasteful decor can significantly enhance the look and feel of a luxury property, attracting potential buyers and allowing them to envision themselves living in the space. One of our favorite designers is Meridith Baer Home, the premier home staging company in the nation. We caught up with Brianna Smith, the head of design of Meridith Baer Home in Florida, to learn more about the project and the art of luxury staging as a whole.

Utilizing their most elegant furnishings, the Meridith Baer Home team eloquently styled this luxury condominium listed by Scot Karp for $2.5 million. They incorporated a thoughtful layer of pillows, throws, florals, and abstract art, providing accents of soft, welcoming color. MBH: Our overall vision was to emphasize the unit's stunning coastal views and highlight the renovations that the sellers underwent prior to listing the property with Premier. A great deal of work was done to make the unit more fresh and contemporary, and it was important for our staging to be in the same vein aesthetically.    PEP: Do you have a favorite piece of furniture/decor or a specific area? MBH: I love the artwork in the living room, which is an original piece by Lynn Hanson, a close friend of Meridith's. Lynn does phenomenal work, and I love that this piece ties in seamlessly with the water outside and brings depth and contrast to the room.    PEP: How would you describe the style of the end result? MBH: The end result is a "comfortable contemporary" aesthetic. The unit features clean lines and neutral finishes, and while the furniture does as well, the use of shades of blue with white linen upholstery softens the feel of the home, making it feel approachable and soothing while remaining contemporary and up-to-date.    PEP: What is your favorite part of the staging process? MBH: My favorite part of the staging process is the flexibility that our vast inventory allows to tailor the furniture, artwork, and accessories to any space. Each home that we stage is different, and I love being able to address each home's needs to ensure that the spaces present to buyers in their best light.

Tips for Staging Luxury Properties From Meridith Baer Home

  1. Start with a neutral palette.
We utilize a large amount of white, cream, and grey upholstery, then add pops of color and personality through artwork, pillows, throws, and accessories. 
  1. Bring in greenery.
Meridith once told me that she likes to have something green and living in every room. Flowers, trees or green moss provide contrast and a more organic feel to any space. 
  1. Depersonalize.
This is probably the hardest message to deliver to staging clients but is one of the most vital steps in preparing a home for market. It's important to remove as many personal photos and other personalized items from the home prior to staging. Buyers want to be able to envision themselves in the home, and it's difficult to do so when a seller's photos and personal effects remain.

"For example, we use smaller, more streamlined furniture in our San Francisco homes, since many of those are tighter spaces, whereas in Miami, we use larger furniture that epitomizes the 'coastal sleek' aesthetic, as we're often staging large estates with gorgeous ocean views."

Meridith Baer Home is always ahead of the curve when it comes to determining the current status of design, as they have a consistent gauge of the latest and most popular trends. At the moment, transitional design featuring clean lines and neutral colors is back en vogue on both coasts. There has been a noticeable move from stark modern interiors to a warmer, more welcoming aesthetic.
"Modernity is still alive and well, but it's maturing into a more comfortable mode that's both more attractive and more attainable for all types of buyers," said Smith. "Natural materials are taking center stage, and color palettes have expanded from monochromatic extremes to softer tones."
Meridith Baer has a stacked resume when it comes to staging homes in South Florida, so they deeply understand the design style of this region. In the more traditional homes they stage here, they have seen a shift from the heavy, dark Mediterranean aesthetic toward a lighter, more airy look reminiscent of coastal Montecito. The team even had a chance to show this transition by updating a home in the Royal Palm community. It was painted a bright ochre inside and out, with sage green trim. They painted the interior and exterior a gorgeous alabaster white, complemented by a dark navy trim and outriggers. They whitewashed the pecky cypress ceilings on the exterior loggia and courtyard with a light gradation of the same navy used on the trim. The result was absolutely jaw-dropping, and brought the property into the present day with a few brilliant paint color decisions.
